Fit with your resources
Consider how much time, money and ongoing involvement the investment needs. Keep your existing property commitments in the same assessment.
03 / Starter Investor
As your experience grows, more investment strategies come into view. Before committing to the next rental or renovation, work through the funding, time and resources the strategy needs from start to finish.
Discuss your investment plans ↗Your financing priorities
A strategy that works for another investor may not fit your available capital, time or market. The financing needs to support the work you actually intend to do.

Consider how much time, money and ongoing involvement the investment needs. Keep your existing property commitments in the same assessment.

A purchase mortgage is only one part of a renovation plan. Include work costs, carrying costs and the source of funds for each step.

Test what happens if work takes longer, costs increase or the expected refinance changes. Future proceeds should not be treated as money already arranged.
Bring the financing into focus
For a renovation followed by a refinance, the funding needs change as the work progresses. This is one illustrative strategy, not a requirement of the Starter Investor stage.
Purchase funds, closing costs and acquisition financing
Renovation spending and property carrying costs
Property position and the lender’s requirements at that time
Expected refinancing is not funding already secured.Check the source of funds, timing and what you would need to cover if the plan changes.
How Streetwise helps
We start with your goals, then review your finances, existing properties and proposed investment. We explain the recommended approach, its costs and the order in which the financing would need to happen.
Discovery, analysis and recommendations are complimentary. The Roadmap does not replace a lender’s assessment or confirm that a future refinance will be available.
