Start with the mortgage amount, then account for existing debts being paid out, fees and transaction costs. The funds remaining need to cover the purpose of the borrowing.
Understand when payments are due and what they cover. If you pay interest only, those payments do not reduce the principal you owe.
Review the balance due at the end of the term and any applicable costs. Know where the repayment funds are expected to come from and when they should be available.

You may intend to repay through a sale, refinance or another source of funds. Each depends on circumstances that need to be assessed. A planned refinance is not an approval already secured, and a sale may take longer or produce less than expected.
Discuss what must happen before the mortgage comes due, what could delay it and what alternatives would remain. Private financing can carry higher costs and shorter terms than traditional mortgages; the decision should account for the full period you may need the loan.
