Prepare the funds and information needed for a rental-property purchase
In this archived Adapt & Thrive conversation, Dalia Barsoum asks Kory MacKinnon about how investors approach changing market conditions. Their discussion returns to the preparation behind a purchase: available funds, the property’s numbers, learning and conversations with professionals.
Kory shares his perspective on cash flow and keeping a longer view. He also discusses evaluating a prospective property against purchase criteria. The interview belongs to the 2022 collection, and his market expectations reflect that period.
Before buying another rental property, establish which figures are supported by evidence and how much cash will remain available after the purchase.
Budget for costs after the property purchase

Kory discusses reserves alongside rental cash flow. After a purchase, mortgage payments and operating expenses continue even when a repair or vacancy reduces the rent available. The interview does not establish a reserve amount that would suit every property.
Separate cash flow, mortgage repayment and future property value
The interview considers cash flow, mortgage repayment and property value. Those are different parts of an investment discussion. The guest’s expectations about future value should be understood as his outlook at the time, rather than an outcome on which a purchase can depend.
Check the evidence against your purchase criteria
In the later conversation, Kory discusses learning, speaking with professionals and working through a purchase checklist. A purchase checklist should distinguish confirmed information from assumptions that still need evidence or professional advice.
